Eptura Engage, the desk and room booking product formerly sold as Condeco, is part of a broad enterprise workplace suite. It publishes no price, bases its annual subscription on the number of users and signs agreements of no less than one year (eptura.com, October 2026). Desk & Park does one job — desks, parking and meeting rooms on one map — and publishes its price per bookable object: 100 desks, parking spots and rooms cost 2,300 USD a year on the Pro plan, with unlimited users and a self-serve setup of 60–90 minutes for one office.

Hybrid work in 2026 follows a pattern most workplace teams recognise: from Tuesday to Thursday the office is full and the car park runs short, while on Monday and Friday whole rows of desks stay empty. Both products manage that swing, from different starting points.

Who Eptura is. Its trust center lists a portfolio of Eptura AI, Eptura Asset, Eptura Engage (Condeco), Eptura Visitor (Proxyclick), Eptura Workplace, Archibus and Serraview: booking, maintenance and work orders, visitors, space and move planning, and real-estate portfolio analytics. The pricing page says Eptura supports over 16.3 million users across 115 countries, and the site calls Eptura a Leader in Gartner's Magic Quadrant for Workplace Experience Applications. For a global enterprise that wants one vendor for space, assets and visitors, that breadth is a real strength. Desk & Park is the focused alternative, priced on a page you can read before talking to anyone.

Chart: annual cost of Desk & Park Pro for 100 bookable objects as headcount grows from 50 to 400; Eptura publishes no price

Desk & Park Pro stays at 2,300 USD a year for 100 objects whatever the headcount. Eptura publishes no price, so there is no Eptura line; its pricing page says the annual subscription is based on the number of users (eptura.com/pricing, October 2026).

Pricing and total cost of ownership

Take a typical mid-sized hybrid office: 175 employees, 75 desks, 20 parking spots (4 of them with EV chargers) and 5 meeting rooms — 100 bookable objects in total.

Eptura Engage. The pricing page shows two Engage tiers, Advanced and Power, with a "Talk to us" button instead of figures. What it does publish:

  • Unit: users. "Your annual subscription is based on the number of users" (Engage page); the pricing page says the same, with locations as the unit for Eptura Visitor.
  • Term. "Our agreements are no less than one year."
  • Paid extras. The feature table marks badge-swipe check-in and all hardware — screens for desks and meeting rooms, check-in kiosks, wayfinders — as add-ons.
  • Implementation. Guided onboarding is included; "professional services for implementations" are a paid add-on, in four service packages (Assist, Guide, Elite, Concierge). Administrator training "typically takes one hour".

With no published rate, we cannot compute an Eptura figure and will not guess one. Ask for a written quote for these 175 people and 100 objects, including add-ons, hardware and services.

Desk & Park. 100 objects fit the Pro plan (up to 125 objects, 10 locations): 2,300 USD per year with annual billing, or 230 USD per month (2,760 USD a year). Users are unlimited, parking and EV spots are objects like any desk, there is no fee for floor plans or setup, and the room tablet needs no extra licence. Prices are net and in USD; Eptura publishes no amount in any currency, so there is nothing to convert.

Scenario: 100 bookable objects, 175 employeesPer year
Eptura Engage (Advanced or Power)Not published; per user, minimum one year
Desk & Park Pro, annual billing2,300 USD
Desk & Park Pro, monthly billing (12 × 230)2,760 USD
Desk & Park Pro per employee (2,300 ÷ 175)13.14 USD (about 1.10 USD a month)

The last row is the benchmark for a quote: to cost less than Desk & Park in this office, Eptura Engage would have to come in below 13.14 USD per user per year, before hardware and services.

Why the pricing unit matters when you grow. Desk & Park charges for objects, not people. If the company grows from 175 to 250 employees and keeps the same 100 objects, the bill stays at 2,300 USD a year and the cost per employee falls to 9.20 USD. Under a subscription based on users, 75 more people mean 43 % more users to license, while the office has not gained a single desk. Ask in your RFP: "What happens to the price when headcount grows by 40 % and the desks stay the same?"

Architecture, security and data protection

Desk & Park. Every customer organisation gets its own PostgreSQL database: no tables shared with other customers, backups and erasure per organisation, and an incident in one database does not touch another (why we built it this way). Databases run in Frankfurt and the application in the Netherlands, so data stays in the EU. Backups are encrypted nightly and an audit log records who did what. Every user can sign in with two-factor authentication (TOTP), passkeys (WebAuthn) or a one-time e-mail code. Single sign-on uses OpenID Connect (Microsoft Entra ID, Google Workspace, Okta and other OIDC providers), with SCIM provisioning and deprovisioning (Entra ID, Okta), on every plan, including the free one. Data export and deletion requests are in the settings, and a data processing agreement is published.

The honest gaps: no SAML (OIDC only), and ISO 27001 and SOC 2 are planned, not certified. If your security questionnaire requires a certificate today, that is a real limitation.

Eptura. Its trust center (security.eptura.com, updated September 2026) lists ISO 27001, the Data Privacy Framework, GDPR, CCPA and HECVAT, and offers on request a CAIQ for Eptura Engage, a CSA STAR certificate and a 2026 penetration-test attestation. The Engage feature table says "Powered by Microsoft Azure Cloud" and "InfoSec certified to ISO 27001, CSA Star and FSQS", and lists user-management integrations "including Azure AD, SCIM and Okta" on both tiers. Eptura's knowledge-center security page, written for the company as a whole, states that client data is encrypted in transit and at rest and that "each customer has their own logically separated database". The subprocessor list (effective August 2025) names Microsoft as Engage's host with the processing location "United States", noting that the Azure location depends on the product and in some cases may be selected by the customer.

On certifications Eptura is ahead today. Both vendors describe a separate database per customer; ask each for the details in writing. The difference is the region: EU hosting is the only option at Desk & Park, while at Eptura you should fix the Azure region in the contract.

Employee experience and team coordination

Desk & Park runs in any browser and installs as a PWA, with nothing to download from a store; an Android app adds a native QR scanner, fingerprint or face unlock and push notifications. The iOS app is planned for 2027. Scanning the QR sticker of a free desk books it and checks you in with one tap.

"Who's in the office" shows each booked person's photo or initials ringed in their team colour, with a green dot once they have checked in, and today's roster grouped by team. The company can switch it off and anyone can hide themselves, enforced on the server. Parking has its own maps (a garage and a surface lot, for example), EV charger spots are marked ⚡, and a desk and a parking spot booked together arrive as one calendar invitation. Board members keep assigned spaces and hand them back for the day with "I'm away today" (feature 06 of the Top 10). Interface and e-mails come in 10 languages.

Eptura Engage lists a mobile app for iOS and Android on both tiers: book and amend spaces, check in, update working status and locate co-workers. Desks can be booked on the web, in the app, in Microsoft Teams or on on-site kiosks, by the hour or in shifts; rooms also through an Outlook add-in and Google Calendar, with catering, visitor and AV services added to a booking. "Personal spaces" include desks, lockers and parking. Engage supports fixed desks, bookable desks and flexible desks "assigned but released if not checked into". On the Power tier, "intelligent booking" books a desk when an employee sets an "in the office" status, and Copilot takes conversational bookings in Teams. The pages we checked mention neither EV charging spots nor Engage's interface languages.

Eptura is broader in channels (iOS today, Outlook, Teams, kiosks, catering). Desk & Park needs no install and treats parking and EV spots as first-class objects on every plan.

Space optimisation, reports and AI

The quiet cost of hybrid work is the ghost booking: a desk or parking spot reserved and never used. In Desk & Park, a desk or parking booking not checked in by your organisation's deadline (for example "check in by 10:00") returns to the pool automatically (how auto-release works). Meeting rooms are released only if the organisation turns that on (off by default, after 5 to 120 minutes without a check-in); scanning the QR code of a free room books the next half hour. Assigned spaces are not released automatically; their holders release them with "I'm away today".

Board Reports measure occupancy against the seats that could actually be booked (why that matters), the no-show (ghost) rate per floor and resource, usage by department and team, EV charging demand and the peak day, for any range from 7 days to a year, with CSV export. AI recommendations: an administrator clicks "Generate report", a large language model receives aggregates only (no employee names) and returns 3–6 recommendations in categories such as cost saving, space consolidation, EV optimisation, ghost booking alerts, board member impact, ESG and capacity planning, each with a model-written impact estimate. The board triages them with Dismiss or Mark as done, recorded in the audit log. This is not predictive forecasting, and Desk & Park does not calculate savings or costs: the impact estimate is the model's hypothesis to verify.

Eptura Engage releases desks not checked in on time; check-in works from the app, desk or kiosk screens, or third-party occupancy sensors that also capture walk-ins. Its analytics cover peak days, utilisation and no-shows, with built-in dashboards and Power BI. Beyond Engage, Eptura Workplace and Serraview add block-and-stack planning, move management, lease data, badge and sensor utilisation analytics and portfolio scenario modelling. For a corporate real-estate team running a multi-country portfolio, that is a much deeper toolset than Desk & Park offers.

Verdict: which one fits your company

Eptura is the better fit if you are a large or global enterprise that wants one vendor for desk and room booking, visitors, catering and AV, maintenance and work orders, space and move planning and portfolio analytics. It also fits a buyer who needs ISO 27001 and CSA STAR documentation today, iOS, Outlook and Teams booking from day one, sensors and badge data, 24/7 support and a professional-services team for the rollout. If you already run Condeco, staying with Eptura avoids a migration.

Desk & Park is the better fit if you are a mid-sized organisation that wants a price on the page (100 objects: 2,300 USD a year) instead of a sales cycle and a one-year minimum, a bill that does not grow with headcount, parking and EV spots on the same map as desks, data in the EU in a database of its own, and one administrator who can set it up in an afternoon.

FAQ

Is Eptura Engage the same product as Condeco?

Yes. Eptura's Engage page says "the solution you know as Condeco is now Eptura Engage", and its trust center lists the product as "Eptura Engage (Condeco)". It covers desk and room booking with iOS and Android apps, an Outlook add-in, Teams booking and analytics, inside a wider Eptura portfolio.

How much does Eptura Engage cost compared with Desk & Park?

Eptura does not publish prices: its annual subscription is based on the number of users and agreements run for no less than one year (eptura.com, October 2026). Desk & Park publishes its plans: 100 desks, parking spots and rooms fit Pro at 2,300 USD a year with unlimited users. For 175 employees that is 13.14 USD per person per year, the figure to beat in an Eptura quote.

Does Desk & Park have ISO 27001 like Eptura?

Not yet. Eptura's trust center lists ISO 27001, GDPR, CCPA and HECVAT, and its Engage table adds CSA STAR and FSQS. Desk & Park has planned ISO 27001 and SOC 2 but is not certified; it offers a separate PostgreSQL database per organisation, EU hosting, and OIDC single sign-on with SCIM on every plan.

How long does setup take?

Desk & Park's onboarding guide quotes 60–90 minutes for one office: one administrator, six self-serve steps, no implementation project. Eptura includes guided onboarding, says administrator training typically takes one hour, and sells implementation services as an add-on; it does not publish a total rollout time.
