For a hybrid office with 175 employees, 75 desks, 20 parking spots and 5 meeting rooms, YAROOMS' published pricing leads to its Enterprise plan, because parking management is listed only on Enterprise: 899 USD per month for the 300-user tier, or 8,630 USD a year with yearly billing (per yarooms.com, October 2026). Desk & Park Pro covers the same 100 bookable objects with unlimited users for 2,300 USD a year, about 73 % less. In return, YAROOMS brings ISO 27001 and SOC 2 Type II certification, SAML single sign-on, native iOS and Android apps and an on-premise option, which Desk & Park does not offer today.

The hybrid office in 2026, and who YAROOMS is

Most hybrid offices follow a familiar rhythm: Tuesday to Thursday are busy, the car park is full before nine and meeting rooms are contested, while Monday and Friday leave half the floor empty. A booking tool has to make the busy days fair and give the board numbers on how much space is really used.

YAROOMS is a workplace management platform founded in 2011, headquartered in Cluj-Napoca, Romania, with a US office in Miami (yarooms.com/about, October 2026). It covers desk and room booking, hybrid work planning, visitor management, parking, workplace services such as catering, digital signage and an AI workplace agent called Yarvis, and positions itself for organisations with 200 to 5,000+ employees.

Desk & Park is narrower on purpose: desks, parking spots (including EV charger spots) and meeting rooms on one map, priced per bookable object with unlimited users, set up by one administrator in an afternoon. The key difference is the unit you pay for and the plan on which parking appears.

Annual cost by headcount: YAROOMS Enterprise tiers compared with Desk & Park Pro for 100 bookable objects

Annual cost from 50 to 400 employees, yearly billing. YAROOMS: Enterprise team-size tiers from yarooms.com/pricing, October 2026 (parking is listed on Enterprise only). Desk & Park: Pro plan, 100 bookable objects, unlimited users.

Pricing and total cost of ownership

YAROOMS publishes three plans priced by team size (yarooms.com/pricing, October 2026):

  • Starter: 99 USD per month for 10 users or 199 USD for 20; 1 location, 2 floors, up to 20 bookable spaces.
  • Business: 399 USD for 50 users, 499 USD for 100, 699 USD for 200; 2 locations, up to 150 spaces, single sign-on, calendar sync, 90 days of analytics.
  • Enterprise: 899 USD for 300 users, 1,200 USD for 400, 1,500 USD for 500, up to 3,000 USD for 1,000; 5+ locations, unlimited spaces, parking, API access, Azure, AWS or on-premise deployment.

Yearly billing saves 20 %. The page does not say whether prices include VAT; visitors from EU countries see the same figures with a euro sign.

Desk & Park prices per bookable object, with unlimited users on every plan: Start is free for up to 10 objects, Standard costs 128 USD net per month (1,280 USD a year) for up to 75, Pro 230 USD per month (2,300 USD a year) for up to 125, and Enterprise above 125 objects is quoted individually.

YAROOMS. 175 people fit the Business tier for 200 users (699 USD per month), but the plan comparison lists Parking Management as "Not included" on Business. With 20 parking spots in scope, the entry point is the smallest Enterprise tier:

  • yearly billing: 899 USD × 12 × 0.8 = 8,630 USD per year;
  • monthly billing: 899 USD × 12 = 10,788 USD per year.

No setup fee is published on the pricing page. The About page lists services such as floor plan setup, SSO configuration and data migration without prices, and meeting room displays are add-ons without a published price, so ask for both in writing.

Desk & Park. 100 objects fall into Pro (up to 125): 2,300 USD per year with annual billing, or 2,760 USD with monthly billing. Floor plans, maps and the room tablet carry no separate fee.

Difference. Both prices are in US dollars, so no conversion is needed. On yearly billing the gap is 8,630 − 2,300 = 6,330 USD per year, 73 % less with Desk & Park; on monthly billing 10,788 − 2,760 = 8,028 USD, 74 % less. Without parking (80 desks and rooms only), YAROOMS Business for 200 users costs 699 × 12 × 0.8 = 6,710 USD a year against 2,300 USD: 4,410 USD, or 66 % less.

When the company grows

YAROOMS tiers are wide, and that works in its favour: growing from 175 to 250 employees stays inside the 300-user tier, so the price does not change. The step comes at the boundary, where person number 301 moves the account to 1,200 USD per month (11,520 USD a year with yearly billing). Desk & Park does not count people: as long as the office has 125 bookable objects or fewer, 175, 250 or 400 employees all cost 2,300 USD a year.

The reverse case is real too. A 15-person team with 18 desks fits YAROOMS Starter at 199 USD per month (1,910 USD a year with yearly billing), close to Desk & Park Standard at 1,280 USD. A pilot of up to 10 objects runs on the free Start plan.

Architecture and security

Desk & Park runs one PostgreSQL database per customer organisation: your users, bookings, maps and audit log share no tables with other customers, backups and erasure work per organisation, and an incident in one database does not touch another (why isolation matters). Databases are in Frankfurt and the application in the Netherlands. Backups are encrypted nightly, and the audit log records who did what. Users sign in with a one-time e-mail code, two-factor authentication (TOTP) or a passkey. Single sign-on via OpenID Connect (Microsoft Entra ID, Google Workspace, Okta) and SCIM provisioning are included on every plan, including the free one.

The honest gaps: Desk & Park supports OIDC only, not SAML, and ISO 27001 and SOC 2 are planned, not certified. GDPR is covered by EU hosting, data export and deletion requests in settings and a data processing agreement.

YAROOMS publishes the following on yarooms.com/security and yarooms.com/about (October 2026):

  • Certifications: ISO/IEC 27001, ISO/IEC 27701, ISO 9001, ISO 14001, a SOC 2 Type II report, GDPR compliance.
  • Hosting: Microsoft Azure in the Netherlands for EU and UK customers, North Virginia and Toronto; or the customer's own Azure or AWS account, or on-premise, both on Enterprise.
  • Tenancy: the FAQ describes the cloud service as multi-tenant SaaS, with data encrypted at rest, at database level and at tenant level.
  • Sign-in: Microsoft, Google, Slack and SAML 2.0 logins (ADFS, Okta, OneLogin), from the Business plan. SCIM is not described on the pages we checked; ask the vendor.
  • Retention and support: data is deleted 30 days after a subscription ends; support runs 24/5, in English.

If procurement requires a certificate today, SAML or an on-premise installation, YAROOMS meets that requirement and Desk & Park does not. If the review asks about tenant isolation, EU-only hosting and SSO without a tier upgrade, Desk & Park answers on every plan.

Top 10 Desk & Park features 07–10: room tablet, Board Reports, integrations, security and EU data, plus what is also included

Features 07–10 of the Top 10 Desk & Park features: room tablet, Board Reports, integrations, security with EU data, and what every plan includes.

Employee experience and team coordination

Desk & Park runs in any browser and installs as a PWA, with nothing to download from a store. An Android app adds a native QR scanner, fingerprint or face unlock and push notifications; the iOS app is planned for 2027, and until then iPhone users work in the browser. Scanning the QR sticker of a free desk books it and checks you in with one tap (feature 02 of the Top 10). "Who's in the office" shows each booked person's photo or initials in their team colour, with a green dot after check-in; the company can switch it off and anyone can hide themselves.

Parking is in the same app on every plan, including the free one: parking areas have their own maps, EV charger spots are marked ⚡, and a desk and a spot booked together arrive as one calendar invitation (parking management guide). Board members keep an assigned desk or spot, and "I'm away today" hands it to colleagues for the day (feature 06). The room tablet shows the day's schedule and takes the organiser's check-in, with no extra licence.

YAROOMS publishes a broader employee toolkit. Its iOS and Android app is included on every plan, with booking, work status, QR check-in and push notifications. A Microsoft Teams app and Yarvis, which books desks, rooms and parking from plain-language requests in Teams and e-mail, come with Business, and an Outlook add-in is listed among the integrations. Its parking module, on Enterprise, offers lot maps, assigned and bookable spots in one lot, parking in the same flow as a desk, an EV charging filter and visitor parking. The help centre lists nine interface language options, including Romanian and Ukrainian; Desk & Park's interface and e-mails come in ten, including Polish, Bulgarian and Chinese.

Space optimisation and AI

Ghost bookings are the quiet cost of a hybrid office: a desk or spot is reserved, nobody comes, and a colleague was turned away. Both products answer with check-in. Desk & Park releases a desk or parking booking not checked in by the organisation's deadline (for example 10:00) back to the pool (how auto-release works); meeting rooms are released only if the organisation turns that on (off by default, after 5 to 120 minutes without a check-in). YAROOMS lists QR check-in and "Smart Auto-Release" on every plan, and Wi-Fi check-in from Business.

The difference is in reporting. Desk & Park's Board Reports (feature 08) are on every plan: occupancy against the seats that could actually be booked, ghost rate per floor and resource, usage by department and team, EV charging demand, peak day and CSV export, for 7 days to a year. "Generate report" adds AI recommendations: a large language model receives aggregates only, no employee names, and returns three to six recommendations (cost saving, space consolidation, EV optimisation, ghost booking alerts, ESG, capacity planning and more), each with a model-written impact estimate that the board marks done or dismisses. It is not predictive forecasting, and Desk & Park does not calculate savings: the estimate is a hypothesis to verify.

YAROOMS includes analytics on Business with 90 days of history and without a limit on Enterprise; Starter has none. Its pages mention utilisation, attendance and cost-per-seat analysis. Yarvis does a different job: a conversational booking agent, not a board report.

Verdict

YAROOMS is the better fit for a large or multi-site organisation whose procurement requires ISO 27001 or a SOC 2 Type II report, SAML, or an installation in its own Azure or AWS account or on-premise. It also suits a company that wants more in one contract (visitor management with badges and NDAs, catering and service requests, a Teams app, an Outlook add-in, native iOS apps today) and values a named implementation manager.

Desk & Park is the better fit for a company that counts desks and parking spots more easily than its headcount, wants parking and EV chargers on the same map as desks without an enterprise plan, wants SSO and SCIM without a tier upgrade, prefers a dedicated database in the EU, and expects one person to finish setup this week. In the scenario above, the difference is 6,330 USD a year.

Is Desk & Park ISO 27001 or SOC 2 certified like YAROOMS?

Not yet. Desk & Park plans ISO 27001 and SOC 2 but is not certified, while YAROOMS lists ISO 27001, ISO 27701, ISO 9001, ISO 14001 and a SOC 2 Type II report. Desk & Park offers one PostgreSQL database per organisation, EU hosting, an audit log, passkeys and OIDC single sign-on with SCIM on every plan.

Does Desk & Park support SAML?

No. Desk & Park supports single sign-on through OpenID Connect (Microsoft Entra ID, Google Workspace, Okta) and SCIM provisioning on every plan, including the free one. YAROOMS offers SAML 2.0 from its Business plan, which starts at 399 USD per month.

How long does setup take?

Desk & Park is set up by one administrator in six self-serve steps; the onboarding guide quotes 60–90 minutes for one office. YAROOMS describes a guided rollout with a named implementation manager: standard onboarding usually takes up to two weeks, and its FAQ gives two to six weeks depending on sites and floor plans.
